Spencer recorded 13 property deeds between July 31 and Aug. 29, but only one disclosed a sale price to the registry: $644,800, involving seller Monica Miller and buyers TD Bank N.A. and Mortgage Electronic Registration Systems Inc. That single figure also stands as the period's price range and median. Sherry Lane and Old Farm Road each saw two transfers. Several deeds involved mortgage-registration, lender or municipal parties rather than straightforward private sales. With prices withheld on 12 of 13 transactions, the data does not support a read on whether Spencer's market favored buyers or sellers this period.
