Spencer Property Transfers Range From $1,522 to $200,000 in July

Spencer recorded 16 property transfers from July 3 to Aug. 1, but only five deed filings disclosed a sale price, ranging from $1,522 to $200,000 with a median of $65,000. The month's top disclosed sale was 39 East Charlton Road at $200,000, sold by Peter M. Fabrycki to UMassFive College Federal Credit Union. Irving Street and Wilson Avenue each had two filings. Three separate properties -- on Cranberry Meadow Road, Capen Road and Donnelly Cross Road -- all transferred from Wells Fargo Bank NA to Freedom Mortgage Corp with no price disclosed. With most filings lacking pricing data, the period offers a partial view of Spencer's traditional home-resale activity.
