Spencer recorded 11 property deed transfers between July 17 and Aug. 15, but only two included a disclosed sale price: $50,000 for 24 Sherwood Drive and $235,000 for 5 Old Meadow Road, the period's top sale. The median of the two disclosed prices was $142,500. Main Street saw the most recorded activity, with three separate transfers, while several other deeds involved mortgage companies, LLCs or a family trust rather than individual home sales. With price data missing from nine of the 11 recordings, the available figures offer only a partial picture of Spencer's late-summer housing activity.
